C4X (a Kelowna Fast-Track Infill Development Project)
C4X by Twobytwo Architecture Studio is a two-storey, four-unit infill development designed to complement and enhance Kelowna’s existing residential neighbourhoods. The project responds to the city’s evolving MF1 zoning by introducing gentle densification while maintaining a familiar architectural language in both form and material expression.
The design combines multiple unit typologies to support multi-generational living across two buildings. Two ground-oriented units are designed to accommodate aging in place, each with direct access to a private garden terrace. Two additional multi-level units support a range of household sizes and include dedicated live/work spaces and rooftop terraces. A shared central courtyard provides communal outdoor space, encouraging interaction and fostering a sense of community among residents.
C4X is designed to meet BC Energy Step Code 3 requirements, incorporating heat pumps and HRV systems to optimize energy performance. The construction approach uses conventional BC Building Code Part 9 wood framing, with minimal excavation to reduce site impact.
Developed in response to Kelowna’s fast-track infill initiative, the project is fully documented for Development Permit and Building Permit approval, supporting a streamlined approval process for eligible sites.
